What you will do:



  • Oversee day to day management of the properties
  • Ensure excellent resident relations through personal contact and excellent customer service
  • Supervise, coach, mentor and develop staff providing clear and concise direction for overall objectives pertaining to BentallGreenOak’s “Our Foundation is Service” philosophy.
  • Interact and effectively communicate directly with owner representatives on financial performance, property operations, staffing and resident relations
  • Recommend rental policy for residential suites, guest suites, laundry facilities, roof top and other revenues
  • Oversee monthly market surveys and have a thorough understanding of competition and current market conditions
  • Responsible for building revenue and expenses including operating within an approved budget; analyzing monthly financial statements and preparation of monthly management reports and submitting accruals for year-end financials.
  • Preparation of annual revenue, expense and capital budgets and reforecasting.
  • Responsible for prudent purchasing practices in accordance with company policy and client agreements,
  • Monitors collection of rental payments, undertakes arrears collection, negotiations, eviction proceedings, maintains liaison with lawyers, collection agencies etc. to ensure proper collection of account receivables
  • Approve or decline resident applications based on background and credit checks. Approves completed lease documents for execution.
  • Oversee the lease renewal process, approving renewal amounts within budget parameters, and approval of any non-renewal notices to be issued.
  • In collaboration with the Technical Services team, makes recommendations and oversees execution of capital projects and preventative maintenance program for plant and equipment; develops and directs implementation of improvements; obtains prices, secures and monitors maintenance/service contracts to ensure cost effective operations; conducts inspections of the properties assigned.
  • Ensure efficient operation, maintenance and repair of properties including compliance with government regulations, achievement of maintenance/life safety standards and sourcing cost effective ways to operate
  • Supervise and/or develop appropriate operating procedures for the properties ensuring legislative or regulatory requirements are adhered to and emergency response procedures are regularly updated
  • Embrace and pro-actively support BentallGreenOak’s culture of environmental sustainability, and corporate and social responsibility
  • Complete consistent and regular property inspections to ensure high standard of operation and appearance at all times.
  • Tendering, selecting and supervising service contracts in accordance with the BentallGreenOak Authorization and Commitment Control Policy.
  • Responsible for knowledge of and adherence to the residential tenancy act in all jurisdictions of the portfolio.
  • After hours availability in case of emergencies at the properties as a secondary responder.
  • Other duties as required and assigned



Who you are:




  • Experience - Minimum 5 years property management experience in residential portfolios
  • Education - preference to post-secondary education in business or real estate. RPA or CPM designation will be considered an asset. Must have superior financial skills and possess a current valid driver license.
  • Relationship/Leadership Skills - Able to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with senior management, contractors, residents and the public; able to partner with Clients to meet Client needs; self-motivated, professional and flexible; able to motivate, empower and coach/counsel staff in the achievement of performance goals
  • Organizational/Multi-Task Skills - Able to allocate one's time effectively, work under pressure and manage tight deadlines; able to handle multiple demands and competing priorities, adapt to new ideas and constant changes; able to cope with changing Client needs and deliver successful results within agreed upon timeframes; detail oriented
  • Decision Making Skills – Able to resolve problems using facts and sound reasoning; able to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change
  • Computer Skills – Advanced knowledge of Word, Excel, Microsoft office, e-mail and working knowledge of Yardi accounting system beneficial.
